Episode 1 Recap – Modular Home Challenge on King Island

How to build a house in the middle of Bass Strait and make the maths behave

If you’re going to test a bold claim, it helps to have someone on hand who actually checks the numbers.

That’s why EPIC Builds: The 90 Day Challenge is hosted by Adam Spencer — a man with a healthy suspicion of anything that sounds too good to be true.

Episode One opens with a deceptively simple challenge:

"Can you build a fully finished, liveable home in under 90 days… on a remote island… in the middle of Bass Strait?"

The team from modular builder TBS quietly set their sights on a tighter target — 70 days.

Adam did the maths — that’s 6,048,000 seconds!

On King Island, every one of them counts.

The setting: spectacular, isolated and unforgiving

King Island is beautiful in a rugged, wind-whipped kind of way. Famous for shipwrecks, golf courses and exceptional produce, it is not famous for fast construction.

Materials arrive by ship and sometimes plane. Labour is limited. Weather windows are unpredictable. Forget one critical component and the schedule doesn’t slip — it collapses.

A traditional build here can take 12 to 18 months.

Which is exactly why this challenge feels, at first glance, slightly unhinged.

The logic: remove chaos before it starts

The house itself is refreshingly practical: a 152-square-metre, four-bedroom home, purpose-built for worker accommodation. Four bedrooms, four ensuites, shared kitchen and living spaces. Efficient, durable, designed to be lived in.

The real difference lies in how it’s built.

Instead of months of on-site trades, TBS use panelised modular construction. Floors, walls and roofs are manufactured in a factory under controlled conditions, cut to millimetre precision, then shipped as a complete kit of parts.

In Adam’s terms, this is good maths: reduce variables early, and the equation becomes much easier to solve.

Factory certainty beats island uncertainty

Back on the mainland, the stopwatch starts.

Inside the TBS factory, the build runs more like a production line than a traditional building site. Walls are framed, insulated, wrapped, glazed and clad in hours — protected from rain, wind and delays.

Even the electrical system is resolved offsite. Using Nexans modular wiring, wall panels arrive pre-wired and pre-tested. Fewer errors. Less waste. Far fewer seconds lost fixing things later.

Once complete, everything is packed into containers — panels, fixtures, appliances, furniture, right down to knives, forks and bed linen. Miss one item and those millions of seconds start evaporating very quickly.

The containers are trucked to port, craned onto a ship and sent across Bass Strait.

Now the clock really matters.

When prefab meets reality

When the ship arrives on King Island, the build moves fast — because it has to.

Panels are lifted into place, one after another, transforming bare earth into a recognisable home in a matter of days. For Adam, it’s one of those moments where theory collides with reality — and reality wins.

Local King Island tradies work alongside the TBS team, learning the system as they go. The benefit isn’t just speed; it’s knowledge that stays on the island, ready for future projects.

Prefab here isn’t a shortcut. It’s a system.

Prefab is bigger than one house
